Bariery rozwoju samozatrudnienia wśród pośredników nieruchomości w Warszawie w latach 2015-2025

Praca licencjacka podejmuje problematykę barier rozwoju samozatrudnienia wśród pośredników nieruchomości w Warszawie w latach 2015-2025. Celem pracy było zidentyfikowanie kluczowych czynników utrudniających prowadzenie działalności gospodarczej, w tym sektorze oraz ocena ich wpływu na dynamikę rynku nieruchomości i rynku pracy. W części teoretycznej przedstawione zostały pojęcia związane z samozatrudnieniem, specyfikacją rynku nieruchomości oraz rolą pośredników w jego rozwoju. Omówione zostały również regulacje prawne oraz tendencje ekonomiczne, które miały istotne znaczenie dla kształtowania warunków prowadzenia działalności gospodarczej w branży. Podczas pisania pracy wykorzystano literaturę dotyczącą zarówno samozatrudnienia, jak i rynku nieruchomości, uzupełnioną o przegląd danych statystycznych oraz licznych raportów branżowych. W części empirycznej posłużono się badaniem ilościowym, w formie ankiety internetowej, udostępnionej pośrednikom nieruchomości, prowadzącym własną działalność gospodarczą na terenie Warszawy. Dzięki odpowiedziom udzielonym przez respondentów, wyodrębniono najczęściej występujące bariery samozatrudnienia wśród agentów. Wnioski z badań wskazują, że rozwój samozatrudnienia w sektorze nieruchomości, w dużej mierze zależy od sytuacji ekonomicznej, a nie wyłącznie od indywidualnych kompetencji przedsiębiorcy.

This bachelor’s thesis addresses the issue of barriers to the development of self-employment among real estate agents in Warsaw in the period 2015–2025. The aim of the study was to identify the key factors hindering business activity in this sector and to assess their impact on both the dynamics of the real estate market and the labor market. The theoretical part discusses concepts related to self-employment, the characteristics of the real estate market, and the role of real estate agents in its development. Legal regulations and economic trends that have significantly influenced the conditions of conducting business in the industry are also examined. The analysis was based on literature concerning both self-employment and the real estate market, complemented by a review of statistical data and numerous industry reports. The empirical part employed a quantitative research method in the form of an online survey distributed to real estate agents running their own businesses in Warsaw. Responses provided by the participants made it possible to identify the most common barriers to self-employment in the profession. The findings indicate that the development of self-employment in the real estate sector depends largely on the overall economic situation, rather than solely on the individual competencies of entrepreneurs.
