Inwestycje zagraniczne a polski rynek nieruchomości w XXI wieku

dc.abstract.enThis work aims to discuss the role of foreign investments for the Polish real estate market in the 21st century, with particular emphasis on legal aspects. The analysis carried out allows us to notice that currently, the interest of foreign investors in investing in the Polish real estate sector is lower than during the boom in 2004-2008. At that time, investments were made primarily in the speculative purchase of apartments and land for potential single- or multi-family construction. Nevertheless, it has been shown that since the beginning of 2024, the interest of foreign investors in the Polish real estate market has been growing, and this group is represented primarily by real estate funds looking for land for the construction of commercial facilities (shopping malls, supermarkets, commercialized facilities). Another conclusion from the study is the fact that changes in the Polish legal system have a significant impact on the condition of FDI on the Polish real estate market. It has been proven that stable legal regulations regarding the purchase, possession and sale of real estate are a key factor encouraging foreign investors to invest capital in Poland.
dc.abstract.plNiniejsza praca ma na celu omówienie roli inwestycji zagranicznych dla polskiego rynku nieruchomości w XXI wieku ze szczególnym uwzględnieniem aspektów prawnych. Przeprowadzona analiza pozwala zauważyć, że obecnie, zainteresowanie inwestorów zagranicznych inwestowaniem w polski sektor nieruchomości jest mniejsze, niż gdy miało to miejsce w okresie boomu w latach 2004-2008. Wówczas, inwestowano przede wszystkim w spekulacyjne kupno mieszkań i gruntów pod potencjalną budowę jedno- lub wielorodzinną. Mimo wszystko jednak, wykazano, że od początku 2024 r. zainteresowanie inwestorów zagranicznych polskim rynkiem nieruchomości rośnie, a grono to jest reprezentowane przede wszystkim przez fundusze nieruchomości poszukujące gruntów pod budowę obiektów komercyjnych (galerie handlowe, supermarkety, obiekty skomercjalizowane). Kolejnym wnioskiem z badania jest fakt, iż zmiany w polskim systemie prawnym mają znaczący wpływ na kondycję BIZ na polskim rynku nieruchomości. Udowodniono, że stabilne przepisy prawne dotyczące nabywania, posiadania i zbywania nieruchomości są kluczowym czynnikiem zachęcającym inwestorów zagranicznych do lokowania kapitału w Polsce.
