Wspólnota jest takim tworem bezdusznym” – wspólnoty mieszkaniowe w perspektywie socjologii interesu

dc.abstract.enPrevious studies of Polish Homeowners' Associations have focused mainly on the perspective of owner-residents. The present work extends these analyses to include the perspectives of tenants and non-resident owners (landlords). The study sought to understand how different stakeholder groups - owner-occupants, tenants and non-occupant owners - perceive their interests and involvement in Homeowners' Associations' affairs. The results show that while these interests are sometimes opposed, the divisions between them do not necessarily run along ownership or occupancy criteria. On the contrary, the interests of the different groups often coincide or are complementary. The analysis also showed that tenants, formally excluded from membership in Homeowners' Associations, without proper encouragement do not attempt to get involved in local affairs, even in the name of advancing their particular interests, demonstrating the symbolic power of ownership-oriented housing policies. Homeowners' Associations function as tools for the realization of interests for both active members and those less involved. In addition, the study points to the growing role of online neighborhood forums as a space for expressing and negotiating interests, suggesting the need for further research on e-neighborhoods and their impact on local community engagement. The study's conclusions have potential practical applications, pointing out the shortcomings of the current model of multifamily housing management and the opportunities for building social capital through more inclusive communication platforms.
dc.abstract.plDotychczasowe badania polskich wspólnot mieszkaniowych koncentrowały się głównie na perspektywie właścicieli mieszkań będących jednocześnie mieszkańcami. Niniejsza praca rozszerza te analizy o perspektywy najemców oraz właścicieli mieszkań, którzy w nich nie mieszkają (wynajmujących). Badanie miało na celu zrozumienie, jak różne grupy interesariuszy — mieszkańcy-właściciele, najemcy oraz właściciele niebędący mieszkańcami — postrzegają swoje interesy i zaangażowanie w sprawy wspólnoty mieszkaniowej. Wyniki pokazują, że choć interesy te bywają przeciwstawne, podziały pomiędzy nimi niekoniecznie przebiegają według kryteriów własności lub zamieszkiwania. Przeciwnie, interesy poszczególnych grup często są zbieżne lub komplementarne. Analiza wykazała również, że najemcy, formalnie wykluczeni z członkostwa we wspólnotach mieszkaniowych, bez odpowiedniej zachęty nie podejmują prób zaangażowania w sprawy lokalne, nawet w imię realizacji swoich partykularnych interesów, co pokazuje moc symboliczną polityki mieszkaniowej nastawionej na własność. Wspólnoty mieszkaniowe funkcjonują jako narzędzie realizacji interesów zarówno dla aktywnych członków, jak i tych mniej zaangażowanych. Ponadto, badanie wskazuje na rosnącą rolę internetowych forów sąsiedzkich jako przestrzeni do wyrażania i negocjowania interesów, co sugeruje potrzebę dalszych badań nad e-sąsiedztwem i jego wpływem na lokalne zaangażowanie społeczne. Wnioski z badania mają potencjalnie praktyczne zastosowanie, wskazując na wady obecnego modelu zarządzania budynkami wielorodzinnymi oraz możliwości budowania kapitału społecznego poprzez bardziej inkluzywne platformy komunikacyjne.
